Rents increased slower in the June 2026 quarter compared to the previous quarter. However, unlike previous years they still increased, rather than slightly decreasing.

There were only small changes in rent for 3-bedroom homes compared to the March quarter in any of the more populated areas. The only outliers here were Kingston, where the cost for a three-bedroom home increased by $25 per week and Glenorchy, where it rose by $15. In contrast, there was no change in Inner and Outer Launceston compared to the last quarter. In Burnie and Devonport rents for three-bedroom homes went up by $10 per week, Eastern Shore plus $5. In Hobart, rent for 3 bedrooms decreased by $5 per week. However, the median rent still sits at $680 per week, which would be unaffordable for most households in Hobart.

While the quarter changes were small, changes to the previous year again are significant. Weighted median rents, which include all property sizes at a set distribution, increased by 12.7 per cent in the North and 11.3 per cent in the North West. The South saw the lowest increase in median weighted rent over the last year with 8.7 per cent, but with a median weekly rent of $554 remains the most expensive place to rent in Tasmania. Over the past 12 months, rent for 3-bedroom homes increased by $70 in Outer Launceston and Greater Devonport, $50 in Glenorchy City, the Eastern Shore and Inner Launceston. Rents in Burnie went up by $40 over the last year, Hobart by $30 and Kingston rents increased by $25.
