Lesson One: An Overview of The Act

The Residential Tenancy Act 1997 and the individual lease agreement between a tenant and landlord/agent provide the legal framework within which a tenancy can occur. Nothing in the lease agreement may contradict The Act.

Lesson Two: Beginning a Tenancy

Complexity: Standard

Finding a new home and commencing a Tenancy can be a stressful time. Understanding what is to be expected from all parties can help the process run smoothly for all involved.

Lesson Three: Repairs and Maintenance

Complexity: Standard

It is reasonable to expect that both the tenant and landlord/agent will ensure a property remains in good condition throughout a tenancy. The Act sets out the rights and responsibilities of both parties in this area.

Lesson Four: Rent and Rent Arrears

Complexity: Standard

Rent is the financial transaction, payable by the tenant to the landlord/agent, in exchange for private use of the property. It is important that the amount, frequency and record of payment is adhered to correctly by all parties to ensure a successful tenancy.

Lesson Five: Right of Entry and Quiet Enjoyment

Complexity: Standard

Tenants are entitled to quiet enjoyment of the property they are renting. This means that the landlord/agent must not interfere with the peace, comfort or privacy of the tenants during their tenancy.

Lesson Six: Ending a Tenancy

Ending a Tenancy can be a stressful time as the tenant juggles their commitments between leaving one property and starting up in another.
